Protecting Owners & Tenants during the Screening Process

A thorough, consistent, and fair tenant screening process starts with an application. We require all residents 18 years of age or older to complete an application and submit supporting documents such as copies of identification and pay stubs.

Our process begins with a check for past evictions and a review of all national criminal records.

Next, we’ll talk to employers and verify what’s on the application. We’ll make sure they earn enough money to pay rent. We look at credit; not so much to find a high credit score, but to make sure there isn’t a large amount of debt or overdue bills. We never want to see money owed to former landlords, property managers, or apartment buildings.   

Finally, we review an applicant’s rental history and we conduct landlord reference checks. It’s always a good idea to ask current and former landlords if they’ve had a good experience with a particular tenant. We ask how many times rent was late and whether proper notice was given before the tenant moved out. We ask if there were pets and how they behaved. We want to know if that landlord would rent to the tenant again, given the opportunity.

Leasing and Learning with Communication & Education

The leasing process only gets started when we’ve identified a tenant who fits our criteria. Once we approve your resident, we get together to discuss and sign the lease, collect the security deposit, and answer any questions about the process and the property.  

We love the fact that we can facilitate an online lease signing process to save time and paper. But, we think that it’s important to have a talk with the tenants, too. We want them to understand our expectation and their responsibilities. 

To enjoy a successful and comfortable rental experience, we have an open discussion about what’s included in the lease. This includes particulars that cover rent collection, maintenance reporting, and communication.  

Our tenant relationship starts before they move in, and our team will make sure your tenants understand how to turn on utilities, how to turn off the water if there’s a flood or a problem, and what’s expected in terms of keeping the home in great condition. 

Communication is essential when it comes to getting your tenants oriented to their new home. We’re responsive to their questions and needs, and we make sure they can reach us whenever they have an issue. We answer our phones, we return messages, and we keep everyone on the same page when it comes to what’s needed at your investment property.

We know from experience that the best tenants for our owners are long-term renters who renew their lease agreements year after year. This type of tenant provides extra stability for your rental property and it also keeps you from spending money on maintenance and utility costs during tenant turnovers.
