If you’ve ever had a terrible tenant, you know what it’s like to face the eviction process, court fees, unpaid rent, and potential property damage.
A thorough, consistent, and fair tenant screening process starts with a standard and legally compliant application. We require all potential residents 18 years of age or older to complete an application and submit supporting documents that we can use to verify identity and income.
We check for past evictions and we review all national criminal records.
Next, we’ll talk to employers and verify the information provided on the application. We’ll make sure they earn enough money to pay rent. We look at credit to eliminate anyone with money owed to former landlords.
Finally, we review an applicant’s rental history and we conduct landlord reference checks. It’s always a good idea to ask current and former landlords if they’ve had a good experience with a particular tenant. We ask how many times rent was late and whether proper notice was given before the tenant moved out. We ask if there were pets and how they behaved. We want to know if that landlord would rent to the tenant again, given the opportunity.
