Daytona Beach Tenant Screening, Placement, and Retention

You can’t have a successful and profitable investment experience without great tenants.

At GTL Real Estate, we specialize in finding those tenants. Once we’ve approved a qualified resident for your property, we establish and maintain a professional, responsive relationship which leads to tenant retention. High quality tenants lead to better investment experiences, and you can expect every tenant we place to:

  • Pay rent on time
  • Follow your lease terms
  • Take care of your property

Your success depends on a long-term tenant who believes in open and honest communication and respects our relationship and your property.

We guarantee your rental income with the GTL Real Estate’s Rental Collection Guarantee Program.

A Rigorous Screening Process Leads to Better Tenants

If you’ve ever had a terrible tenant, you know what it’s like to face the eviction process, court fees, unpaid rent, and potential property damage.

A thorough, consistent, and fair tenant screening process starts with a standard and legally compliant application. We require all potential residents 18 years of age or older to complete an application and submit supporting documents that we can use to verify identity and income.

We check for past evictions and we review all national criminal records.

Next, we’ll talk to employers and verify the information provided on the application. We’ll make sure they earn enough money to pay rent. We look at credit to eliminate anyone with money owed to former landlords.

Finally, we review an applicant’s rental history and we conduct landlord reference checks. It’s always a good idea to ask current and former landlords if they’ve had a good experience with a particular tenant. We ask how many times rent was late and whether proper notice was given before the tenant moved out. We ask if there were pets and how they behaved. We want to know if that landlord would rent to the tenant again, given the opportunity.

We only qualify the tenants we are willing to guarantee.

Educating Daytona Beach Tenants with a Strong Lease

The leasing process starts after a tenant is approved. We’ll meet – electronically, if necessary – to sign and discuss the lease, collect the move-in funds, and answer any questions about the process and the property.

We love the fact that we can facilitate an online lease signing process to save time and paper. But, we think that it’s important to have a talk with the tenants, too. We want them to understand our expectations and their responsibilities.

To enjoy a successful and comfortable rental experience, we have an open discussion about what’s included in the lease. This includes particulars that cover:

  • Rent collection

  • Maintenance requests

  • Communication

Our tenant relationship starts before move-in, and our team will make sure your tenants understand how to turn on utilities, how to turn off the water if there’s a flood or a problem, and what’s expected in terms of keeping the home in great condition.

Communication is essential when it comes to getting your tenants oriented to their new home. We’re responsive to their questions and needs, and we make sure your residents can reach us whenever they have a problem or a concern. We answer our phones, we return messages, and we keep everyone on the same page when it comes to what’s needed at your Daytona Beach investment property.

Tenant Retention Saves Money on Vacancy and Turnover

We know from experience that the best tenants for our owners are long-term renters who renew their lease agreements year after year. This type of tenant provides extra stability for your rental property and it also keeps you from spending money on maintenance and utility costs during tenant turnovers. No one likes to have long vacancies – or any vacancies. They’re expensive and disruptive to your cash flow.

Tenant retention is an important part of our Daytona Beach property management strategy. It starts before the tenants are even in place. We treat our tenants like customers because that’s what they are – rent paying customers. We show them that we appreciate the fact that they pay rent and report repairs. We communicate well on all platforms and in person. We help tenants feel like they are moving into a home, not just a house or an apartment.

Throughout the tenancy, we will respond immediately to maintenance requests and answer any questions your tenants have. We’ll provide resources and information, and we’ll make sure they’re completely comfortable with where they live and how the home works.
